Selling Your Property

After you have chosen a real estate agent to sell your property, you need to take the following steps.
  • Arrange Your Vendor Statement (Section 32)
  • Arrange Your Conveyancing
Arranging Your Vendor Statement. Your estate agent will need your Vendor Statement before any written offer for your property can be received.
The statement is required by the provisions of Section 32 of the Sale of Land Act so it is also referred to as the "Section 32" statement.
We can usually arrange for a Section 32 to be available to you and/or your agent within 24 hours, so you should contact Francis & Torrens by phone or email as soon as you can.
You will need to provide us with information about your property relating to such subjects as rates, zoning and any construction proposals in the area.
A copy of your title will be required and Francis & Torrens can obtain a title search from the Land Titles Office.
This can all be arranged by phone.

Arranging Your Conveyancing after the sale. Once a sale has been made, have your agent forward copies of the sale note or contract and the signed vendor statement to Francis and Torrens to:

  • handle all the correspondance and enquiries from the purchaser,
  • to arrange any mortgage discharge and
  • to complete the settlement arrangements.
