Purchasing a Property

Once you have decided on the property you wish to buy, you will need to carry out the following:
  • Read the Seller's "Vendor Statement"
  • Sign the Contract to Purchase
  • Pay a Deposit
  • Arrange Conveyancing to Purchase
Read the Seller's "Vendor Statement". When you find the property to purchase you will be shown a Vendor Statement by the selling agent. Read it carefully and ask the selling agent to explain any aspects that concern you.
If you have any further concerns, have it checked and explained by your conveyancing service.

Signing a Contract to Purchase. You will be requested to sign a Contract Note or a formal contract and you will be given a copy of the Vendor Statement. You should sign and then immediately have a copy sent to your conveyancer.

Pay the Deposit. The deposit paid to the vendors agent will remain in a trust account until all the title enquiries have been made by Francis & Torrens on your behalf. If the vendor cannot provide a good title, you will be entitled to a refund of deposit and you may also be entitled to compensation.

Arrange Conveyancing for the Purchase. Every purchaser needs to ensure that the vendor will pass on a good title. This is done by having a competent conveyancing office carry out a series of searches and enquiries on your behalf.
Ring Fancis & Torrens to arrange the commencement of the conveyancing as soon as your offer to purchase has been accepted by the vendor.
The conveyancing will include arranging settlement with any mortgage lender and ensuring that all charges such as rates and taxes owing on the property are apportioned between vendor and purchaser.
